RENTAL AGREEMENT TERMS AND CONDITIONS
We hope you will enjoy your stay at Casa Naomi and keep coming back as do many of our other guests.
Please read the following and if there is anything you then need to discuss with us, please do so via the contact details given on the ‘Enquiries’ page.
- In these terms and conditions, ‘We’ refers to the owners of the property and ‘Guests’ refers to the person(s) booking the use of Casa Naomi, together with any others in the rental party. By payment of the booking deposit the guests confirm that they accept and will abide by these terms and conditions.
- This agreement is made on the basis that the property (Casa Naomi, Via San Giovanni 89, 63032, Montefiore dell’Aso (AP), Marche, Italia) is to be occupied by the guests solely for the purpose of a holiday. The guests acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
- Bookings and Payment:
a. Deposit: a 25% deposit must be paid within 7 days to confirm booking. Payment of the booking deposit confirms acceptance of our Terms and Conditions. The dates requested will be held for 7 days pending receipt of the booking deposit. Payment can be made securely online by credit card or by bank transfer.
We note that online payments are processed securely via Stripe; at no time do we have access to your credit card details.
b. Payment of Balance: The balance must be paid no less than 6 weeks prior to the date of arrival. A reminder will be sent by email. On payment of the balance full information regarding the house and the area will be sent.
c. Security Deposit: a security deposit of £250 is required to cover any damage to the property or facilities and extra cleaning costs if the property is not left reasonably clean and tidy. This deposit is to be paid with the booking balance and will be refunded within 21 days of departure once the house has been checked.
d. Cancellation charges:
Over 6 weeks prior to arrival date: Full refund
4 – 6 weeks prior to arrival date: 50% refund
2 – 4 weeks prior to arrival date: 25% refund
0 - 2 weeks prior to arrival date: No refund
e. In the unlikely event that we have to cancel the reservation due to circumstances beyond our control, we will provide a full refund of monies paid. No further financial claims will be considered. - Confirmation of arrival and departure times
You will be asked to confirm your expected arrival and departure times so that we can ensure the house is ready for you. On occasion we may have to provide you with a time that is the earliest / latest that we can accommodate your arrival or departure. This is to allow sufficient time for the property to be cleaned and prepared either for you or for following guests. In these circumstances we may be able to offer you the use of the facilities whilst cleaning is under way. - Included in the rental price:
• Electricity
• Water
• Gas.
• One set of bedding per week, house and swim towels per person.
• Free wifi internet access. - No persons in excess of the number agreed at the time of reservation may occupy the property. Breach of this rule will terminate the contract without recompense to the guests.
- No pets are allowed on the property unless agreed with us at the time of booking. Additional conditions regarding pets will apply.
- You must respect and look after the property during your stay. The house should be left in a tidy, reasonably clean condition with all rubbish removed. Money will be deducted from the security deposit if extra cleaning is required beyond the normal clean between guests. This has only ever happened three times.
- Damage and breakages: we understand that breakages occur, some accidentally and some through wear and tear. We will only seek payment for major items and not for the odd plate or plastic chair. Please respect this and advise us of any breakages you have as soon as possible so that we can purchase a replacement before the next guests arrive.
- No smoking is allowed within the property.
- We will try our best not to disturb your holiday, but reserve the right of entry to the property at all reasonable times to carry out urgent repairs and to maintain the swimming pool.
- Swimming Pool:
• Children should be supervised at all times and sensible precautions taken to prevent accidents (eg not allowing running around the pool terrace or diving).
• Although not a substitute for vigilant adults, the pool area is enclosed by unobtrusive fencing to help keep children safe; please keep the access gates shut when not in use.
• The pool has a shallow (approx 0.9m) flat bottomed end accessed by steps which is more suitable for children, together with a deeper ‘well’ end.
• The pool is of the ‘liner’ type which can be damaged by sharp objects. NO sharp edged objects are allowed in or around the pool. This includes items such as metal bottle tops (sometimes used by children for pool games).
• No glassware or similar is allowed in or around the pool. Plastic glasses / beakers are provided in the kitchen. - No liability shall be accepted by us for loss, damage or theft of personal property belonging to guests, either in the property or in/to cars, bicycles or other vehicles left on the property. Nor shall liability be accepted by us for accident or injury to guests, either within the property or outside.
- Please inform us as soon as possible if you have a problem with your accommodation or if you find that anything is faulty and needs our attention, so that we can assist or take other appropriate action. Due to the limited period of holiday visits, it may not be possible to repair some items during the rental period.
- Please ensure that you have arranged your own travel insurance, as we do not provide this.
- Please be aware that the property is set in working farmland with some unfenced steep terraces and occasional farm machinery in use nearby; children should be accompanied/supervised at all times.
